Phase One buys real estate that has value-add opportunity that allows us to hold them as a rental or flip the property. We purchase the majority of our properties using cash from our investors allowing both us and the seller of the property the smoothest transaction possible ensuring the highest level of convenience for all parties involved. While we work on the property, we pay our investors monthly interest during each month we hold the capital and then pay back the principal upon refinancing or selling the property. We never hold capital longer than 6 months per project but most decide to keep rolling it over!
