We know that a large portion of Nebraska are rural communities and one challenge we've faced as flippers ourselves is that many hard money lenders don't want to invest outside of Omaha and Lincoln so we took it upon ourselves to bring a solution towards this problem and created Phase One Lending.

We also offer a "No Monthly Payment" option that frees up your pockets from monthly interest payments. Instead, we take a flat percentage at the end of the deal. Fill out our borrowing application down below. The form will ask for the property address, comps, pictures and personal information needed to help underwrite the deal. We will NOT do credit checks.
Our team will take a look at the deal and if all checks out, we will approve the deal and move forwards to closing. Each deal can be structured differently to suit your needs. We will need copy of the purchase agreement before approving a deal.
We then wire over the money to the title company to disperse funds accordingly to the contract and you now become the owner of a new project! It's that easy!

Our interest rates depend on the deal and experience level of the investor. We also structure deals differently to help cater to the client. We will send a deal proposal that can offer one or multiple options for your deal.
Yes we sure can! Our partner Quinten is a licensed real estate agent out of Columbus and can service nearby towns however, if we feel your property is too far from Columbus, we will refer you over to an agent who can better service the area. We are very well connected with realtors across the state and can help point you to the right person to help disposition your property. You are NOT required to use our referral agents, you can use anyone you'd like!
